Hey guys, Investor from Canada here.

Just wondering what is the best way to calculate the ARV on a potential deal when not using an agent or don't have MLS access. I'm not sure if we have public access to any sold properties, we don't have Zillow or Redfin just realtor.ca and other sites that all use the public MLS.

What do you guys do? Ask a favor from an agent? Offer to pay them a bit maybe?

Hey guys I'm looking at doing my first flip and I'm interested to hear your stories of what you did wrong, or perhaps something you wish you had done differently on your first rehab project!

Hey guys my name is Ryan Stevenson, I'm 27 and an aspiring investor from Canada. First of all thanks to everyone who posts information and helps new investors like myself, this website is an invaluable source of information. I've read a bunch of books on real estate including almost all the the bigger pockets ones, and plan to continue to listen to all the pod casts and absorb as much information as I can. I'm looking to connect with other investors and professionals in my area and take the next steps to purchasing my first investment and many more after. Thanks for reading!

Do we have anything similar to a 203k loan here in Ontario? Anyone have any experience with lenders that will lend the purchase price + rehab costs?

Hey guys, I've been reading a lot of the bigger pockets books and others on real estate investing, they talk a lot about FHA loans etc. I don't believe we have anything like this in Canada, just lower DP for first time home buyers and land transfer tax rebates? What are some of the differences in the two countries? are there any creative financing strategies here? Any tips or anything that can help new investors?
