We are now out of state investors investing in Manhattan, just west of Topeka. Seems like the taxes in Kansas are a little high, but if you find the right areas, you can command good rent. We never really ventured into Topeka.

We did it in January. I think it was 300 bucks for my wife and I to go (hotel included). I took value from it, especially on the commercial side, but the real benefit is being in a room of hundreds of other investors. Bring some business cards and network! Fortune Builders is going to try to sell you a coaching program so be ready to be constantly harassed about spending 35k on a program. If you can dodge the BS and pick out what you need, it can really be helpful. For me personally, I just listened to the things they would say then go research their methods.

@Brendan Hayne I've been using Stessa with pretty good results. I have not heard of Tellus before, but Stessa has been pretty helpful to link cards, banks, property management accounts, etc. We currently have 16 doors over 3 different management companies and it has been helping us keep track. You can link it to Appfolio accounts too from PM's and their expenses will generate in your Stessa account. pretty cool!

Hey Jason, first off I just want to say I'm sorry that this happened. This is a huge pain and can be super stressful, so please know that everyone reading this empathizes with you on that.

I would talk to your attorney and get some legal advice. They should be able to give you a good understanding of what your options are in regards to going after them, but unfortunately Patricia is probably right. These people are usually low-lifes that have nothing to go after in the first place. Let us know what type of action you end up pursuing.

I agree, this is bad situation that only gets worse. Just move on to next tenant.

Todd,

Congrats on getting your park under contract!! We just closed on a 10 unit park- All POH with another smaller 4 unit park(also POH) under contract. The returns seem pretty lucrative and the repairs/maintenance costs seem like they don't really blow stick built homes out of the water, so the returns are definitely there. One thing I HAVE noticed though is that tenants can be pretty rough on mobile homes... but that's kinda anything really. Thanks for the references!
