I'm interested in purchasing a cabin or some acreage that I could build a cabin on in Newton County AR near the Buffalo River.  Ideally somewhere around Ponca or Jasper Arkansas but I am open to other locations surrounding the river.  Probably not looking for anything over $200,000.  This is for a family vacation/getaway.  Love the river!  Please let me know if anyone happens to have or be aware of something available in this location.

Post: Looking for good rental investment in Beaver Creek OH area

I am considering purchasing a property near the Air Force base in the Beaver Creek/Dayton/Xenia Ohio area.  This purchase will be to help a family member that doesn't have the credit to buy a home at the moment.  My intention is to purchase something around $100-150k that would cash flow as a rental if something unexpected happened with the family member.  This is a new development and I know very little about the market at the moment.  If all works out well I will lease purchase the home to the family member until they can get secondary financing within 5 years and take me out of the deal.  

Any knowledge of the area would be appreciated.  I need to balance finding the right home for the family members while finding a great deal.  

What is a reasonable return to expect in this area?  How much does a $150k 3bed/2bath home lease for?

Any market specific issues I need to look out for?

Any recommended neighborhoods based upon what I've mentioned?

Any areas to stay away from?

I know this is a broad request but I'm just starting to research this market tonight and thought I'd bring it to BP.  If there's a Realtor on the board that works

Hello BP!  I am wanting to make a new hire for my team and thought I'd throw it out here on BP.  I'm posting some general information below and if anyone has any questions feel free to contact me for more details.  

This is for a position working directly with me to 1. manage rental properties, 2. Implement marketing activities to acquire flips, wholesales, and buy and holds through several different avenues, and 3. implement a marketing campaign for brokering larger multifamily transactions.

  • Full time position starting out as independent contractor but possibly moving to employee of my company (Homestead Inc).
  • Looking for someone self motiviated, interested or experienced in real estate (especially investing), loyal, and a strong communicator/networker.
  • real estate license preferred but not required.
  • Duties:
    • Property management functions for my companies in house rentals
      • coordinate showings, applications, rent collection, coordinate repairs, etc.
      • coordinating utility connects/disconnects
      • photos
      • marketing on craigslist, etc.
    • Marketing - acquisition of flips, rentals, wholesales
      • Networking with potential sellers
      • Implementing several marketing strategies to expand reach and # of deals
      • Qualifying leads from direct mail, billboards, other marketing functions
      • Cold calling property owners in target areas
      • Tracking all activity in a CRM 
      • Help implement and manage social media
      • Assist in branding company
  • Position will have a base salary in the $30k range with incentives for property management and deal acquisitions that will potentially allow for $40k-$50k or more.
  • This will be a great opportunity for someone wanting to gain experience in real estate investing.

Thanks Rocky.  I typically keep the properties that I purchase at the courthouse as rentals, but every once in a while I will flip one after I have purchased/funded.  This particular deal I had my line of credit maxed out at the time and had to get creative.  I  basically knew it was a deal, bid on it, then quickly figured out how to structure.

Matthew explained it exactly the way it happened.  On paper it didn't look like there were going to be any good deals (no equity) for the homes that sold that day.  The key for me has been consistency because there is no solid pattern on when a bank will open at a low amount.  I try to attend most of the auctions.  It takes a lot of time tracking, valuing, and attending but I've picked up about 15 properties in the past two years at phenomenal prices.  In this particular case the banks opening bid was about 1/3 under market value and I didn't have anyone else bid against me.

Hi @David Moore 

I actually have tried to contact homeowners prior to the courthouse steps.  I have not done it consistently though as there are very many homeowners that are in foreclosure with much equity in the home.  I did have a lady that wouldn't take my $60,000 offer and two weeks later I bought the home for $32,000 at the courthouse, lol.  Contacting prior to courthouse steps could be a good strategy.  The few instances where the equity has been there I've just knocked on their door and talked to them.  Good luck!!
