Context: Considering a 1031 purchase of a commerical property after my sale of another property.

What would you pay for this property with the following lease information?

$24,000 in NOI with a triple Net lease with an AAA tenant.

What's the lowest Cap rates you would consider?

Curious on different oppinons of value.

 I'm still working to find another deal.  My friends are amazing and want to give me a larger percentage since I'm doing the acquistion, rehab and selling myself. 

I appreciate that from them but want to find a mutually fair deal for everyone.  We are working on a 50/50 split arrangement Heath.  I hope this helps!

129K mortgage 235K assessment. Looking for 50K which is within the 80% LTV.

Has anyone had any experience with this?  I'm trying to find a bank in the Boston Massachusetts area but I'm having a hard time.  I've called about 10 so far and will continue to but no one is willing to do it even with 40% equity.  I wanted to pull equity for future projects. 

 I defer to the BP Community to help me and share your experience.
