Hello All!

Context: Considering a 1031 purchase of a commerical property after my sale of another property.

What would you pay for this property with the following lease information?

$24,000 in NOI with a triple Net lease with an AAA tenant.

What's the lowest Cap rates you would consider?

Curious on different oppinons of value.

@Tom Cafarella Small world. Was just in Eastern bank this afternoon for other reasons and now we have an appointment with the commercial broker. Excited to hear the praise.

 Basically a three mile radius around Boston.  Just everyone has the same plan ;)

 Financed with RMS lending just a standard loan with my capital for rehab.  Nothing fancy.  Where's the 3 Family?  Looking for a 3 Family now myself!  Great buy.

129K mortgage 235K assessment. Looking for 50K which is within the 80% LTV.

Has anyone had any experience with this?  I'm trying to find a bank in the Boston Massachusetts area but I'm having a hard time.  I've called about 10 so far and will continue to but no one is willing to do it even with 40% equity.  I wanted to pull equity for future projects. 

 I defer to the BP Community to help me and share your experience.
