I am, curious if anyone is aware of what current market rate for property management is in the Twin city area for various sized portfolios of properties. (I.e. 1, 5, 10, 20, 50+)?

Jacob,

I apologize for the delay. Thank you for the insight from a constructions standpoint. One question I do have for you specifically, how can someone best gain construction knowledge that can make them an educated and intelligent real estate investor? I am getting ready to begin my investment career but want the knowledge bank to be able to effectively negotiate with and avoid being ripped off by contractors when having professional work done on properties.

Eric,

I appreciate the insight, I am very interested in development and would primarily be going onto a masters degree to gain a competitive advantage in that sense. How important is actual construction experience? Currently I have little no experience with hands on construction and am looking for ways to immerse myself in the work. 

I will remember that advice regarding the networks you create as well. I can see how that would be of great value. 

One last question, I know there is somewhat of an appraisal shortage currently along with a  forward looking fear of the aging appraiser population? What is your opinion of appraisal as a skill set and how do those skills translate into development and investment of real estate?

Thanks for the info! I actually have family friends that live in Madison and they have been trying to get me to go there for the masters in real estate for a while. I love Madison and see how dominant the program is. Definitely considering apply at some point in time.

Eric, to answer your question, the only full real estate program in the state is at the university of northern Iowa. Iowa and Iowa state only have a few classes. While I have your attention: what are your thoughts on the benefits resulting from a masters in real estate degree?

I am an Iowan looking for midwest regional market data. When looking at all of the big research firms for cap rate data based on my specific area it is impossible to find Iowa or even Des Moines in the reports. What is a good way to find out general cap rate numbers for specific regions (midwest) and cities (Des Moines)? Are there any reliable sources that publish research on these areas that keep track of up to date market data?

With my experience with Crystal Ball I have done a lot of statistics of financial data. Is this similar to what is used in real estate forecasting just with job data rather that equity prices or bond rates? Is this technique something I could educate myself in online? I can definitely understand large macroeconomic events being key triggers.
