Hi @Mike Shulman! Good question. I sort of am in the sense that I picked up an undervalued property. However, we're going to be staying for part of the year in that home, so our goals were a little different for that property. However, now that that's done, I'm focusing on BRRRRing for future properties. My ideal would be the BRRRRnB strategy where I could rehab the property, refinance, and then use for short-term rentals. Please let me know if you have any opportunities - would love to work with you!

Hi @Chris Witham, thanks for your feedback! Those sound like great options. You live on the space coast, but you're not seeing that as a great investment opportunity area? I had heard from a lender I know in Orlando that there's tons of job growth in that area, so it sounded like a good equity building opportunity. Ultimately, I'm more focused on equity than cash flow at the moment, as I'm a partner in an IT firm that I have no plan of leaving.

Are the areas you mentioned particularly good for BRRRRing, or are those more just areas you see as some of the few places in Florida having inventory?

Bumping this question up! I'm interested in this, as well. Good to know about Tropical requiring Florida residence, @Renee Yourk. I live in NH, so would have a similar problem.

Hi fellow Florida investors! I'm purchasing an AirBnB rental in the Kissimmee area near Disney using a second home loan, but my real goal is to do BRRRR investing in Florida (I live in New Hampshire). I'm trying to nail down the area, and I'm leaning towards Orlando or the "Space Coast" near the Melbourne area.

The challenge, of course, is that Florida's prices are steadily increasing with the rapid in-migration, which makes BRRRR investing their more of a challenge.

Curious what you all think of BRRRR investing in those two areas, or where in Florida might be better for that particular strategy?

Thanks so much for your thoughts! Even just quick gut reactions would be helpful!

I work full time in enterprise software sales and run my real estate investment piece as well.  I think professional sales executives are excellent at time management, stress management, and many other "soft" skills.  These are keys to building a pipeline, executing on actions, negotiating, and so on.  Treat the deals as customers and fill your pipe!

The biggest thing I see with many of my peers who are in the same business(and many in rei as well) is the network aspect.  We all network like crazy and build/team where it makes sense.

Nice to meet you, Sean! Nice to see another New Englander. Sounds like we have a similar background. What are the investing strategies you've primarily been drawn to?

Thanks for your note, Marc! What doors do you think would open as a result of getting a real estate license? More on the networking side? At this point, I'm only interested in being an investor, not an agent working for others. Thoughts?

The BRRRRnb strategy is a really intriguing one that I'm interested in, as well. The challenge seems to be that often properties that are in great locations for short-term rentals (e.g. Kissimmee and the like) have mostly well-taken care of properties where it's harder to add enough value to be able to pull your cash back out in a cash-out refi. This true?

Very curious to get everyone's thoughts on this: What are some of the best real estate investing avenues for someone who is a very good sales person?

My assumption in this question is that there are many avenues you can take in real estate investing, and the best strategies typically should be tailored to your particular strengths.

I have a full-time job and a family, but do have time and money to invest. I’ve had quite a bit of success in sales in my career, and want to leverage those skills as best as possible. Being a Real Estate agent often appeals to sales people, but I am interested in investing, not getting another job (obviously recognizing that there is time and work going to be required, regardless of the approach I choose).

Thanks so much in advance for any thoughts on this! I really value your input!

@Zeke Liston, could you give a little more info on why you think Columbus, in particular, is good for the BRRRR strategy? Thanks so much!
