@Jerryll Noorden I chose fb ads because of the reach. 2 billion people are on fb and 1b on ig. That’s incredible placement for people that are impressionable. I have more traditional marketing methods. I’ve narrowed my budget to a list and to ads. Because I’m starting out and working elsewhere f/t I need to manage my budget until there’s deal flow. Cost effective. Control. Results.

Listen, here is the deal. Life is short, by all means lets spend it arguing with strangers. 

I am new to the journey of being a real estate investor and am using what methods make sense to me. I am not trying to reinvent the wheel. I am ok using what works and helping others to get there as well. If I wanted to compare marketing strategies, I would have laid that out in the original post. This thread is specifically about Fb lead ads and funnels. Not seo. Not ppc. Not direct mail. Not ringless vm.

There are bound to be countless threads out there discussing multiple marketing avenues, their pros and cons, etc. From here on, lets focus on the point. If we can't do that collectively, feel free to email me directly and we can have a discussion about it privately.

@Mark Sewell I am putting together various images and copy to rotate through and test my target market. Once i find what is working, I will turn the rest off. There are countless way to identify an audience using Fb criteria. What I am really after are the look alike audiences and putting the Facebook data engine to work for me. 

My ads are specifically targeted for lead generation. I will keep you posted of the progress and how the funnel pans out if you like.

@mark sewell, it does appear that you and I have different strategies to get people through our funnel. I plan on adding seo to my mix in the future. I am running direct mail and cold calling of the list as a primary lead gen source and my fb ads are a second source, @Jerryll Noorden. It is interesting to see how others would use the ads to generate leads. I see Fb leads as an opportunistic way to get in front of people, rather than waiting for them to google a solution to their problem. 

Being able to filter, use LAA, and the Pixel to target audiences specifically is what draws me to using Fb ads. Markets are different and audiences are different. What may work for one market may get crickets in another. Split test and review. Ramp up what works and drop what doesn't. That's my plan at least.

Hey BP, 

I have spent a lot of time, effort, and energy learning how to use Fb ads efficiently in my business. I am about to launch my first campaign looking for motivated sellers. Who has used Fb ads? Have you had success? What particular niche in real estate investing are you using the ads for? I would like to start a conversation and see who has used them successfully and who would like to use them, but is struggling to keep up with the constantly changing platform. Then there is the Fb Pixel. Is anyone utilizing that as well? Interested to see what your thoughts are.

If you have question, post them in this thread and I will do my best to answer them all.
