I'd put Cleveland up there as well. A large part of Ohio is seemingly the "perfect" investment for everyone but the people doing the actual selling.

Probably not the advice your looking for, but I'll give it anyway since I've been down this road. I wouldn't touch the <100k properties...if you're looking to build long-term wealth.

There's a good chance they will burn you.

My old insurance just dropped me. Said that our property rebuild costs exceeded their maximum. 

Now, while searching for new insurance through a broker, I'm being told that my building now requires a "Central Station Fire Alarm that reports to a Central Reporting Station".

Is this new requirement normal? Should I try and find another insurance broker? It's wild to me that this is suddenly a requirement.

I own a 4-unit residential property in the seacoast of NH.

 What is your definition of stagflation? Typically there is high unemployment, high inflation, no?

Do you folks consider a HELOC that you don't touch a "reserve"? Or does it need to be effectively cash?

Looking at a long-term view, I'd cut your losses and take what you learned and apply it to a solid market. I'd stay away from Detroit. 

If you have something local within 20 miles from you that can cash flow and you understand the area well, I'd invest there.
