I found this through one of my textbooks. It's pretty deep and much is over my head. About 20-30 different spreadsheets for analyzing deals and loans. I think having the textbook would assist, but there's some basic spreadsheets here too. 

I'd post the Excel sheet, but I'm not sure where because I'm not yet use to this forum.

Post: Investor/Agent/Broker - type of brokerage to work at?

Hi,

I intend to become a real estate investor, but to learn my local market I first plan to become an agent/broker. I've noticed different types of brokerages and am not sure which would best suit my end goals.

They are: REO dealers, Residential brokerage, and brokerages that have residential and commercial services. Later I'd like to own apartment complexes so right now I'm leaning towards a locally well known residential/commercial brokerage. But investing is my goal so maybe an REO is the obvious choice. ????

Also, I have a nice size client list from my tile contracting business that I intend to advertise too once I'm at a brokerage, which I think may help me start out. ????

Also, are brokers going to be offended that my end goal is to be a real estate investor and not an agent? Should I not mention my investing goals? Since my real intention is to make contacts and learn about my local market.

I really do like the idea. Having that kind of control over the subs, doing what I can do on the house (i think Will thought I planned on doing everything), work my regular job if I want (i'm self employed), and having someone pay my mortgage on my current residence is just all so appealing.

I'd intend to write in the contract with my investor a certain time period that the house would go up for sale. I've only done good business with good people in my other business and I wouldn't do anything other than that with my new business. Wayne thought I may "stretch it out" for the free place to live, but I'm a professional, that's what contracts are for, and that would defeat any long term goals that I may have. My minimalist style shouldn't be too big of a deal for any buyers I'd hope. I'd imagine they're looking at a lot of homes that are currently occupied and I probably have better furniture :)

I maybe should have mentioned in the beginning that I will be doing much of the tile/flooring work in the home. The short/extreme answer is that I can purchase and install marble with very low money from my current distributors and intend to use this as a competitive advantage over other sellers. I remodeled a whole house by myself before and will NEVER do that again!

Hi,

This is my first day and my first question on Bigger Pockets.

Are there any downsides to living in the home you're flipping?

I'd like to "live for fee" by living in the renovation and rent out my current residence. I'd have an investment partner who I'd like to give 50% of the profit to after it's sold. I've been in the home remodeling business my whole life and I see a lot of advantages to this. Plus, who doesn't like to live around that much dust. I don't plan on doing all the work, only what I can do in the time allotted.

Would an investor in my business have any problems with this approach or would they prefer it?
