Everyone always says you make your money on the purchase. Besides that, what is your competitive advantage? Do you specialize in something, outsource most things and flip houses fast etc...?

Why not just put down some plastic poly sheets up there? Staple it between the roof joists and you'll be fine wouldn't you be? Also why would you replace sheetrock on the ceiling? When I renovate a house I screw the new drywall over the old not tear it down from the ceiling.. should be stronger that way if worse came to worse..

So I'm getting a ruling on this to be safe and I recommend you call on this as well but I called the gov. and the guy said it can be 5% either way.. so even if it's 95% new you don't really need to worry. What they use the 90% rule mainly for is the tax rebate if you're trying to get money back from the gov. as apposed to make sure you are not going over the 90% rule.  There's so many ways that you are allowed to calculate it and too many things to consider for it to be a stead fast rule on a reno.

Hi everyone,

I've recently started a house flipping company called Pro Remodels Inc. (search name on Facebook if interested) .Im looking for 2 things.

Looking for some advice on what size of units to get into. I assumed that a 2-3 bedroom unit would be the best size since this would mean a family wouldn't out grow it and the rent would be a little higher hopefully meaning better tenants... However, my agent said that small 1 bedroom and bachelor suites are doing well in the area. Rents aren't that high in my city and Vernon BC Canada consists maybe of 60,000 people at best counting surrounding areas. 
Has anyone had success in these smaller units?

I'm currently Flipping average priced homes (350-400k) in Canada BC. I've noticed there's a lot of million dollar homes on/near the lake that need some substantial renovations. Anyone have experience dealing with higher end flips? Would love to hear your feedback.

It was a foreclosure and no one even showed up to bid on it due to all the issues. We put about 120k into it (double what we planned) and have it listed for 410k.

I'm new to investing and am wondering where some of you guys are investing in Canada. Did you stay local or invest in another city? Thanks and best of luck to you guys in the new year!

After you get a few referrals what are some other things you look for when finding a 'good management team'? I've found that reviews online don't help much since the only people that take the time to go on are the unsatisfied customers..
