Where is a good place I can find a private lender
 Finally, what is a good down payment they will probably want? 25% maybe or more?

Once again thank you for taking the time of your day to answer my question; I really do appreciate it.

So I went to the bank yesterday to see if I can be approved for a loan. Long story short I was not approved because I am a subcontractor (I need at least two years of doing this which I just been doing this for only a month). My contract term is over a year and a half with the potential of being longer or even possibly an employee.

How do I go about looking for a private loan (no investors)?

I am working two jobs currently to reach my goal which is 50-60k in 10 months so I can put 20% down with wiggle room for closing cost and any other expenses
