You guys gave me great pieces of advice about 5 months back for the real estate internship I was going after. I actually got the internship a few months ago and much more. He ended up introducing me to running an amazon fba business on the side as well as learning real estate. So he basically gave me a way to make money while being able to learn what I love at the same time. Everything’s been going amazing and I Just wanted to say thanks for giving me the confidence I needed to go after these opportunities.

I would normally recommend taking out a heloc but I don’t think your current property cash flows enough to do so. I would recommend selling the property and taking the profits to place into another deal or two. Good luck.

It comes down to much more than just bedrooms. Also, I think you can compare almost any home to another as long as it’s in a similar market.

What affects the price as well as bedrooms:

location, lot size, sqft, condition of the property, renovations, pools, good views from the home, hoa fees, etc.

I told myself that it’s not the end of the world if I don’t get the internship because there are always other opportunities out there. Also, keeping calm is probably the most important part of the interview. Thanks for the advice.

This internship will be of utmost important to me because I plan on real estate sales/investments being my future career and wouldn’t want to mess up the opportunity. Also, bringing the investment side of real estate into the conversation will be a good idea because I feel just as comfortable talking about investments as I do sales. Thanks for the response.

Earlier this week I spoke on the phone with a local real estate agent to talk about a possible internship. The agent is very successful and the brokerage is small with a total of 7 agents while doing around $40,000,000 a quarter amongst all the agents. This brokerage is the primary outlet for people looking to buy or sell a home in my market, and I have always respected there professionalism and customer service. My experience includes a few years of reading, listening to podcasts, going to open houses on the weekends to talk with agents etc. I have a passion for real estate sales and I feel very confident about taking this next step.

My Question: When I go into the interview what should I expect him to ask me? In what ways can I come most prepared?

And what questions should I ask him?

You should tell the tenant that you saw no signs of smoking and that you can’t do anything about it. If the tenant wants to break the lease, fine you won’t have to deal with them. If she decides to deal with it and finish her lease, then that’s okay as long as she stops the daily notifications. Just make it clear that you can’t do anything about it and she should stop the daily notices.

You can always use stocks/bonds to build up down payments on a potential property instead of it just sitting in the bank. Also, I recommend putting some money into retirement/index funds over time because it takes little to no effort to do so and it will pay off in the long run.

Instead of waiting a couple years I would try and qualify for an fha loan or possibility use hard money. Also, I don’t know if you have any possible private money lenders in your family, but get creative with funding your first deal. But to answer your question, I would recommend you put the money into an index fund because the return can be fairly positive with pretty low risk. Good luck!

A book with the title, “My first flip” would sell very well in my opinion, and it would be beneficial to anyone nervous on jumping into there first property.
