Those sites are a good starting point, but I wouldn't underwrite anything solely based off those estimates.

I would suggest Enemy method - Same bed/baths, Amenities offered are step one, but speak to other operators that have similar properties/amenities and compare numbers with them (That is true data not estimates)

How well are you marketing and providing guest experience? Airdna says that you could be losing out on 20-30% of revenue if you are rating 4.9 or lower on OTA's.

I think you have the right idea though, make sure your investment can cash flow as a long term rental so that way you have a good back up plan.

Airbnb, VRBO, Direct, and Google Vacations

 Enemy method and run lots of analysis on different deals. Underwrite conservatively and find what your specific "buy box" is in the market. Once you know your buy box then it will take all of the emotions out of it. Emotional purchases and investing do not mix well!

 Hey Alton it looks like you got some great advice from many above but I'll chip in my two cents.

-First page search impression rate should be 40-60%

-Search to listing conversion should be 12-18%

-Listing to booking conversion 1-2.5% but higher could mean you are underpriced.

 Nothing is going to be perfect since these tools are just for projections. The best way to analyze is to get data sets of properties that have very similar amenities in the same neighborhoods.

You could have the best property but if it is not managed appropriately those projections will mean nothing. Be conservative on your approach to underwriting.

You should definitely speak to a lawyer that specializes in STR that can give you legal advice.

Justin - Make sure that you check into local laws and regulations for the city and then any HOA guidelines. That should be your first step in identifying a market that is STR friendly.

Single Family Home is going to be better than any condo situation from my experience.
