I used http://www.lilyanncabinets.com for my rental. The quality was great especially for the price, they are all wood 3/4" cabinets. I had them shipped unassembled and they were very easy to assemble, you can have them assembled for a cost.

Thanks Michael S. my only concern with this is the mother eventually moving and the daughter wanting to stay
I am currently looking for tenants for one side of my duplex and have a question. I have one interested applicant that qualifies for my minimum standards (3x income-rent, credit score about 600) but has a 20 something year old daughter that will also be living with her that does not qualify based on credit score. The mother says she will be the one paying all the rent. Should I allow them? Is there a way to set up the lease to have the mother responsible for all finances and the daughter just a tenant? Thanks

@Stephen Quesinberry Congrats on the deal! I am currently refinancing my first buy & hold as well. KBS Lending didn't require a 6 months seasoning period to refinance? I talked to a few lenders and they all required at least 6 months. I didn't look too deep into it though since it took me six months to complete the rehab but would like to know for the future. Thanks

Lumber liquidators has low pricing on flooring and a good selection. 

I recently used lilyanncabinets.com to replace cabinets in a rental and was happy with the quality and the price. They were all solid 3/4" wood cabinets, shipped quickly, and were easy to put together. 

I've also noticed every Lowes and Home Depot have different flooring products on sale at each different store in a clearance flooring section. If you have the time there are probably 5-10 of each store within a half hour ride of where you live, if you spend some time and stop at a few of these stores you can most likely find something you like at a good price.

My discover card is currently giving me 5% cash back at home improvement stores, i believe it is until September. They also had a no interest for deal for 18 months when I signed up a few months back. I would look into them and also open a Home Depot account, they will mail me coupons from time to time that can save you a lot of money on big purchases.

I used John with JM Property inspections out of Laurel Springs, NJ. I found him on angles list he had great reviews and had the best price out of the top inspectors I called. I was present during the inspection and he was on time, friendly, and thorough.

Thanks @Wayne Brooks and @Jeff Rabinowitz. The fact that the reason the contract has expired is because of the sellers doing has no impact here?

I am/was under contract on a property in NJ and now the seller wants to raise the price. I guess we are technically out of contract because I haven't provided them a mortgage conformation by the deadline in our contract but that is because I needed the CO from the seller and they have not provided one. They just had a chimney cert to get the CO and found out they need 2 new flues. This I guess is the reason they want to raise the price but can they do that?
