When I volunteered with a non-profit we always needed space for training events. When I drive around I’d evaluate a place and ask myself if it would be a good location for training.

Now I find myself driving by neighborhoods and looking at investment .

What do you do that only investors would do?

I've heard a few times on the BP podcast that a new investor should maintain a cash reserve when starting out. About how much is enough?

Your point about control struck a chord with me. I count myself as a W2 investor and still have a lot to learn. The things I can influence, if not control are; finding deals, financing the deal, building a team, etc. with the stock market, there is no real way to control fluctuations.

After getting laid off not too long ago, I decided to invest in more rental property to ensure that I can stop depending on a paycheck as my main source of income. Another example of establishing control.

I've spent part of my career documenting, analyzing, and improving processes. Given that we want to optimize our systems, do you think there's a market for folks with that experience in REI?

I’ve heard that some prefer to have a Project Manager manage the rehab vs a General Contractor. In your experience, any pros and cons?

Howdy,

I’m Ryan O’Connor and moved to San Antonio, TX with my wife and little rat terrier about a year and a half. Before moving we lived in Elgin, TX East of Austin. We decided to rent out our house and hired a property management company to look after my tenants and the property. 

A few weeks ago I stumbled upon some literature on the BRRRR method. It seemed logical so I started looking for more info on it.i came across David Greene's book on BRRRR and couldn't put it down. The part about BRRRR I like the most is that last R, Repeat

That led me to BiggerPockets and the realization that there are so many concepts; NOI, short sales, hard money...

My short-term goal is to learn enough to make my first real RE investment in the next few months (after i find a new job)

Long-term is to replace W-2 income with passive income over the next few years. 

Looking forward to contributing where I can and learning more along the way.
