@Jason Bohling I am in the permitting process for my townhouses right now. Should be getting permits soon. They will be on 28 4th St N, Nampa.

I have gotten a handful of owners to owner carry. Many like the idea so they defer the taxes from an outright sale plus they continue to get monthly income without the stress of a rental.

I haven't had any issues with splitting lots. Usually an easy process. Not necessarily fast but easy.

@Jason Bohling I buy my houses off market. Occasionally I will get one that I can BRRR although they are hard to find right now. I have been able to only pick up 2 new rentals this year using this method.

I also get owners to carry. I might pay market value doing this but I can make sure I structure the deal to cash flow. As long as I can cash flow a little I am good. I will make more money on the appreciation (inflation) of the property than I ever will with cash flow.

Third, I look for properties to buy, fix up and sell but only after I split the lot. When I do this I can usually get a free and clear lot to build a rental on. Without a lot cost and my company GCing the build I can get a great cash flowing property.

Fourth, I am buying land to build and partnering with my private lenders. I find the land, my private lenders uses their funds to buy it, I determine what we are building and pay all the permitting and design fees and they will pay for the build. Once we are done we will refi all our money out and we both recoup our money. We than split the properties. For example, I am working on building 10 townhouse. When we are done I get 5 and my private lender gets 5.

I have a HELOC from Pioneer Federal Credit Union and Icon Credit Union on investment properties although I have not gotten a HELOC in a few years.

Finance of America pre covid was good for construction loans but since covid their new construction loans are still on hold.  Hoping they come back soon so I can start my build.  Contact Joe D Vera with Finance of America.

Even in this hot market I have been successful at getting owners to carry with little or no money down as well as doing lease options.  I always try to add some sort of creative finance into all of my deals.

There are several people who assign contracts/wholesale in the Boise area.  Cody Stone - 208 Home Buyers, Casy Ames - Gem State Cash Buyers, Idaho Neighborhood Solutions - Nathan McMasters, Sam Matrin.  These are the main ones that I can think of but there are others.

I am an investor in the Boise area and there are still some properties that make sense for rentals.  I would reach out to @Sarah Brown and she can help you in finding a property and she also has a property management company.  I have used her many times to buy houses to rent or flip as well as she is managing 7 of my rentals.
