It's currently listed for $850/month (excluding utilities). I would assume it's about $950/mo total including utilities.

Hey All,

I just purchased a 4plex at 10th St and N Tuxedo St, it's a 4plex (all 1 bedrooms), which I've completely renovated top to bottom.  I have it listed for rental right now, but if someone would like to use it for Air BNB arbitrage I'd be open to it.

@Leonardo Almeida I think house hacking is definitely "safer", however BRRRR will grow your wealth more quickly (in my opinion).

I have a team of cold callers from a company I found, it's only $6/hr and they have their own script, and then I also created a texting platform to be able to mass text people, seems to be working well.

I use a company that has VAs do it, they have a script already, it's about $6/hr of cold calling and I usually get 1-2 leads per day which I can then follow up with.  It's more of a numbers game than anything else, as many people (especially today) are asking over market for their properties.

I use a company for virtual assistants (cold calling) and they're very affordable, it's roughly $6/hr and then $15/wk for mgmt (they manage the cold callers so I don't have to).

I started direct marketing to try and find my own deals over the past two months, and would love to connect with someone who has been doing it for a while to bounce ideas off of.  Specifically, I'm trying out direct mail and cold-calling in the Indianapolis area.

I'm looking for a part time acquisitions manager.  This would be someone with some sales and real estate experience, to follow up on leads that I already have in place.

This person would take a lead, and call the lead to work towards closing that lead - I'm buying in the Indianapolis market, position can be anywhere in the US.  Willing to pay a commission per close, or pass off leads as a form of payment.

Assumed timing is 1-3 hours per week, and will teach the process along the way.

I have a couple tenants not paying rent right now. One of them was a prior tenant that I have a lease with, and they've been trying to pay so I'm more understanding with that situation.

The second was a house that I purchased with a tenant who hasn't paid yet - we gave them a 60 day notice, and don't have a lease with them. Any creative ideas on how to get them out? I've tried cash for keys, and I'm going back with a larger offer this week.
