Hi Russ, much like everyone here I’m wanting the same, have been educating myself for years and want to dive deep into real estate investing a really build a portfolio of buy and holds. I’m working full time as a supervisor for the city of Saskatoon, have a seasonal side wood working business and have been greatly involved in DIY everything when it comes to renovations. I’m looking to build a solid team and manage the process, and currently looking at the Prince Albert market as it’s a lot easier to get into, as a builder have you considered there? So many good sized lots available for a fraction of the cost in Saskatoon, but resale is a little more challenging I would think, let me know if you’d like to get together sometime

@Joe Norman. I think the appraisal is needed to do a cash out refi after the purchase and closing with cash using a money partner, that’s what I was referring to with regards to that appraisal

I am a newbie investor, where I've found a potential deal.  Elderly lady is selling her 10 investment properties.  Says most are elderly long term tenants.  Individually priced the homes combine too $847,000 with rents of $9150/month, $110,000K/yr.  Combined assessments $556,100.....now how could one prepare a creative offer for this.  They are simply wanting to get out, and walkaway from the headaches of managing these properties.  How can I step in and take that over?   What sort of offer could a guy present in a case like this?  Thanks, appreciate any feedback.

Hey guys, so I've found someone who is looking at getting out of her rental portfolio back in my home town, which is a very small community.  

10 houses, and all individually listed combines too $847,000

says combined assessments to $556,100

total monthly rents $9150/m. $110,000/yr.  

Ederly and long term tenants in place.  

Assumption is there is more than likely nothing owing on these properties, now question I have is how could you get very creative here with an offer with no money.  Structure a creative financing offer on this.  Would love to hear some possibilities, thanks guys
