Hi,

Has anyone dealt with obtaining a New Jersey State Certificate for a multi-family dwelling.  This particular property has 3 units, that will be seasonally rented during summer months.   The state is coming in to conduct an inspection, and I would like to know if anyone has been through this and what the state looks for....

Any help out there?!!???

Hi Chris - I think I can help you.....

The rental market is very, very strong on the Island.  This past summer being one of the strongest in recent memory.... LBI is a very consistent, stable market, all of the time.  

Rentals are and will be strong, because(in my opinion and experience) while there is always a strong desire to own a little piece of the Jersey Shore... There is a somewhat fresh desire to rent, rather than have the worry of owning a property... Esp since the our recent experience housing meltdown... Newer generation may be more apt to rent....

Prior post asked about overhead.... I agree.

Not so much cheap.... Just trying to make a 'sound decision'. 

I will stick with my original plan to vet some people for the Admin Role during these lighter months and go about my business the way I have.  When it becomes too much, and  I believe its time.... it will be time to reach out to the people I interviewed and make the hire.

Very, very little overhead.

Yes, I will be more valuable in the field, as customer service is EVERYTHING for us.  Ideally, I am best doing both..... Spring will be here soon and I don't want to be caught with our pants down and scramble to get things in order due to waiting too long to make the correct hire....

I am growing at good pace right now. I foresee having to hire some help with scheduling, billing and other basic 'admin' type responsibilities, as I will be needed in the field meeting with customers.....  When will I know it's time to bring someone on?
