I do have a neighbor kid who currently cuts some lawns. I'll contact some service companies and see if the kid would be interested. I can swing by and do hedge trimming and weed wacking every month or so if someone handles the grass. Or if the price isn't bad just have it all done and forget about it. The yard isnt very large.

I think what I'll do is give her a Lowes or home depot gift card. That way it's more on her, and she can get whatever she decides.

It is not currently in the lease that they are responsible. However, her lease is up in May, and I was planning on changing the terms to require the tennant to take on responsibility for mowing. The timing worked out perfectly for that considering I am moving out in May. So now she is going to be required to buy a lawn mower. I understand the liability side of things. I would rather not use a contractor for the grass cutting unless someone really changed my mind. I have another single family home that the tennant currently cuts their own grass at am I have not been concerned about it, I thought it was pretty standard for tennants to cut their own grass when the rental is more of a house instead of an apartment.

So i've lived in a duplex that I had purchased 4 years ago. I've had the same tennant renting the other side during this entire period. The entire time I've taken care of all of the grass cutting maintenance on the entire property. I'm going to be moving out, and renting out the side I've been living in. 

The long term tenant rented the property with the understanding that I was taking care of lawn service. Now that I am leaving, she will be required to take on the mowing of her side. I feel it is only right to buy her a mower, which is an added expense that she did not plan for knowing that I was mowing the property. When I rent out the side that I've been on, they will be responsible for mowing their side, but they would know that up front. 

What do you guys think? Tell her she's on the hook for mowing her half of the duplex now and let her buy her own mower, or pitch in and get her one? She's been a good tenant and I believe she wants to stay here long term.

Exited to finally create a username and profile to contribute to the site. My name is Ryan List, and i'm currently in the Pittsburgh, Pennsylvania region. Early this past spring I purchased a duplex in which I am currently owner occupying with a tennant next door. I've been doing some light rehab work on my side and will move in and do the same to the other if and when my tennant moves out. I'm currently a mechanical engineer by profession, and am looking to make future real estate investments in the coming years to supplement my income, and secure an early financially secured retirement. I look forward to learning form all of your experiences and will contribute to converstions whenever appropriate and possible. Glad to be aboard.
