I did not know that you could do this "referral brokerage" set up. That was my biggest hang up about getting my license - I don't want to have to work under someone, I just want to do my own deals (or work out deals with another when it makes sense). I agree with your benevolent approach, a rising tide raises all ships.

Would you mind taking this offline? Since you're in Clermont, maybe we can find some time to meet?

@Shawn McCormick yes, it does seem that the big builders have laid claim on much of developments on 50, 27, and now off of the turnpike. That said, there do seem to be opportunities on 27, both north and south of 50, for deals to be made. You say you're not on the commercial side, did these opportunities never attract you or have you found the retail/rental world more of your bread and butter?

Thanks everyone for their replies, I appreciate it. What are your thoughts on having a license here in Florida while also pursuing investments? What has proved easier as a result of having your license and what has proved more challenging? Hey there, I'm new to the BP forum but have two years experience as an acquisitions manager. I felt that I was successful, as the business I worked for became a million dollar business in large part because of my efforts. But there were a few things about that experience that didn't sit well with me, and now after a few years away from RE, I'm keen to get back into it.

I'm not sure I have a question as much as I'm curious if there is any one out here in Lake County that would like to connect? I'm equally as interested in flipping as I am in land development, rentals, and commercial.
