Post: Supreme Court Lifting CDC's Eviction Moratorium

I know a landlord who said that he will unload some units when the eviction moratorium ends, but I don't understand why. 

With the flexibility of evicting non-paying tenants returning as a card to play, I would assume that the risk of having tenants lessens, thus increasing the demand for rental units. 

I am confused. What do you think will happen when the eviction moratorium ends? 

i.e. From National Association of Realtors email:

In a 5-4 ruling Tuesday evening, the U.S. Supreme Court said the Centers for Disease Control and Prevention (CDC) lacked authority to implement a blanket, nationwide eviction moratorium.

Although the court declined to lift the ban immediately, the ruling means the current moratorium will expire at the end of July.

Embrace the KW team. Get to know as many as possible within the organization.

Dedicate a significant portion of your social life to real estate related activities. Get to know how to speak real estate.

If you are so inclined, join a Toastmaster’s Club to improve your public speaking skills.

Above all: have heart. It is a process. Don’t take it personal. Be a professional. Work on yourself. Serve others.

As a former bank teller for a major bank, I am aware that few people read the contracts that they sign. I applaud you for reading the contract. It doesn't sound like a bad deal to me. The hard part will probably be finding a house to use this arrangement with. For instance, in the event that you need to make an offer over the listing price to win the deal, would the financial terms suggested in your Contract to Buy be strong enough to convince the Seller's Agent and Sellers that you will be able to close?

I recently listened to a book foreclosures called Bidding to Buy. In the event of a foreclosure, it is not possible to get inside the house, thus potential buyers are forced to use clues from the outside of the house. The authors, David Osborn and Aaron Amuchastegui, suggested hiring a helper to investigate the prospects. Their reasoning was that if you had a trusted ally doing the precursory work, you can save your time for the overall management of the process. For the authors, analyzing LOTS of deals was the key to making a few deals.

I am a KW agent who is largely mobile due to the fact that the nearest KW office is 30 miles away. I am looking to connect with fellow agents. It would be nice to meet KW agents, but really, I would be interested in meeting agents from any office. Coffee, beer, bike ride, tennis, golf?

This is an awesome answer. I particularly like the idea of "mock" documents, the simplicity of Investopedia's explanation and checking into my realtor board for resources. Sometimes there are so many resources, I get overwhelmed and forget about some of them. Thank you for bringing these to light, Anna!

I am a new-ish agent who got a lot of help in my first and only deal.

Lately, I have been reading the various contracts involved in a transaction. I am slowly gaining confidence as a result.

I don’t see a lot of contract questions specifically in this forum. I am looking for general resources or YouTube videos that break them down into simple language.

Do any of you have general resources for real estate contracts?
