If I obtain a hard money loan to buy and rehab a duplex I’m interested in. And want to later refinance it using a conventional lender. Will the lender require a down payment?

How long do you have to find a buyer once you have the purchase and sell agreement, including the assignment clause, with the seller? What happens if you don’t find a buyer?
