Thank you for your response. What do you mean by "true cost of the loan"?

If you still use the 4% to calculate the monthly mortgage payments, what do you use the APR for?

Hello BP Family. I just have a quick question about understanding "APR." I think I am over thinking this, but I just wanted to make sure I fully understand it.

Here's my example:

Bank A Has...

30-year fix loan at 4%

Points = 2.15

APR = 4.179%

------------------------

How does the APR tie into the 4% (from interest of the 30-year loan)? Or is the APR the percentage of the loan with all the added fees?

Hello BP family. I wanted to take the time to share one of my goals that I try to achieve on a daily basis. The goal is to "always have positive energy." I would define positive energy by always having an optimistic outlook. That is, finding the good in something, rather than looking at something "half empty."

Yes, it does sound very cliche. However, this goal holds so much truth and value to me. As a real estate agent, I've been fortunate to have met man people; most of them are positive energy individuals. But, there have been a few occasions when fellow agents (or prospective buyers) have been rude at my open houses. I used to dread these encounters.

During one my first open houses, I recall a young couple making some negative comments about my listing. Before I could even respond, they would add another "pop shot" comment. "Why is gutter over here?" "Why did they paint it this color?" In response, "Well, if the house isn't for you, I do have other listings coming up pretty soon. Maybe those will a better fit." Only to hear their response of, "It's okay. I don't think you have our 'dream home.'"

Wow, talk about bringing my mood down. I will admit that I am usually a think skin person, but for some reason, I do take negative comments to heart. It's probably because I feel so attached to the listing. In essence, if I don't sell the property, I would be "letting down" my sellers (and my broker and myself).

After some self reflection, I've come to realization that the positive energy I bring should not be affected by some person's negative/rude/sly comments. Even though I would like to say "Shut up" (of course in a professional way :D), I've learned that by not responding and paying attention to those negative energy people actually makes them leave my open house faster than the normal person.

I personally donate to American Cancer Society, March of Dimes, and American Heart Society. I usually make donations on behalf of my friends (who are on my SOI)/clients.

No I do not currently manage any properties. I'm focused on sales, but I would like to learn the property management side. The company I work for does have guidelines for property management, but I was looking for ways to secure rentals.

I have basic knowledge of construction. However, our company does have a team of maintenance people we use. With that being said, if something were to go wrong, I know just enough on what repair person to call.

Thank you for another insightful response. Where did you live on Maui? I have family in the Kihei area. Not to tangent, but you must have some nice investment properties on Maui. As you know, there isn't anything "cheap" on that island hah!

Also, how were you able to manage your own properties? Unless it's owner occupied, isn't it the state law that one must use a property manager?

Regardless of that, it sounds like you provided some top-notch service.

Hi Joe. Great point. I do have sales listings, but I don't manage any properties. Any suggestions? However, I have assisted our company's property manager with some minor tasks.

Hi Billy. Thank you for your response. Yup, I am licensed. I'm just looking for different strategies on how I can secure property management listings.
