@Chris Martin pretty much covered it. My wife @Heather Hopkins and I moved from CA as well...the way property is viewed here is much different than in LA. Culturally the norms aren’t even in the same boat, so what you believe to be outlandish and large is potentially small here. Drop me a pm and we can chat more from our perspective!

@Stephen Swiatek seems to have a very good analysis of the property. I would agree with his statements.

@Derek Gibbs there are a few line items that need further investigating - taxes, lawn care seems high but there isn't much info on the physical property. If you plan on putting minimal value adds that justifies a rent increase in my eyes but I certainly understand the motive of slight increases over time. Potential losses in misappropriated rent can be between $24000-$30000 per year. That can certainly make or break a deal. Keep us updated on how you handle it nonetheless!

There have been some interesting grumblings about the head GC for Amazon purchasing his personal home in Apex...take it for what it’s worth. Who wants in now?!

@Peter Grote I’ve never used Michael Blanks so have no clue what your frame of reference is, but if it were it were me, I’d build my own. I know that may not be the answer you’re looking for but the only way to truly delve into the numbers and get a fair honest assessment of each property (we all know they’re different) is to take the time to get into the numbers on your own.

@Johnny Corbett Generally the cash flow from multi family properties will allow for a greater return simply because of the efficiency and costs associated with purchasing say a duplex vs a sfr (obvious variables simplified). Negotiate with your pm company and if they aren't willing give @Heather Hopkins a ring...they have pm and investor services under the same roof.

@Account Closed Your down will be 25% for a commercial investment property. I am not a lawyer...repeat I am not a lawyer, but depending on the circumstances and your relationship to your partner(s) you may be able to simply collect funds without forming a syndication. If you were to shop around and solicit funding from every Tom, Dick and Harry...well yeah you're syndicating. You can probably get away with spending $10k on drawing up legal docs if you put in legwork, this simply needs to be adjusted in your proforma, along with exit strategy(ies) and so on.

@Heather Hopkins I would consider the triangle as well...lots of inventory and still deals to be had if play the game correctly. @Shiv Jey we have boots on the ground and would be able to help out if need be

@Curtis Rouse Jr Everyone seems to be adjusting expectations as of late. With that said, my partner and I are still finding deals. Feel free to reach out to talk further. Also, I wasn't able to see any of the images you had uploaded...might just be me though.
