Welcome on board Justin Hayman. I’m just across the hills from you in St. Helena. It’s rough finding things around here, so expensive. I’ve been looking up north in the Lakeport area as well as south in Vallejo, where things can cash flow a little better. We definitely have to get a little creative when getting started. I put a portion of my saving for a property into a mutual fund product provided by a company called Betterment. Very easy to set up, I did this in 2014. A year and a half in, and I was down 2.5k, roughly 1/6th the total balance. Having just waited it out I am now up 4K. The volatility doesn’t work well in the shorter term, I would be hesitant to recommend this to someone looking for property in the next 1-3 years. Just my 2¢

Also be aware that the property may have to meet habitability standards to qualify for a conventional loan.

I've curious how the ADU provisions are playing out, I've got some places I'm looking at that work if an ADU is added. Here is a link that should help, it is put out by the city.

Got up to Lakeport today and then took Soda Bay Rd. back over to Lower Lake. It truly is beautiful, especially Buckingham Park. I'd only really ever seen Clearlake when passing by on 53, and that's not particularly pretty. A lakefront place would be pretty fun. I also noticed the have 2 seaplane "bases", @Jay Hinrichs have you ever landed on water out there? Would be spectacular to see a mallard or albatross touch down. The seem to have a sea plane festival, I'm going to have to look into that.

I'm trying to wrap my head around the ADU laws signed into effect by Gov. Brown. Does anyone know of good resources pertaining to the changes brought by this. I'm currently looking at a property that would work if it had 2 units, and found this on the California Department of Housing's website

"ADUs within existing structures must be allowed in all single family residential zones" 

This has really peaked my interest and I would love to hear what others might know.

If you search “Renting out garage”, I believe there is a thread that talked about the difference between storage agreement and residential lease, and how to deal with non-payment. I’ll see if I can link it.
