Brandon Turner has a good write up on direct mail in The Book on Rental Property Investing, I'd recommend getting a hold of a copy if you can. By adding a photo and a bit of info on himself, he made it much more personable. For me, this did help me relate. A photo could raise the cost of printing though.

As a design student, I would recommend that you add "Buy" back into the paragraph and instead try emphasizing the word by making it bold, same goes for the phone number.

Definitely agree discipline is important here. Live today how others won't, so you can live tomorrow as others can. Right now I am trying to save as much as possible, the biggest indulgence I have is the occasional lunch at a restaurant or drinks out (beer, cold and cheap, no 15 dollar cocktails please!).

I'm in the same boat as you @Mark Harris

Right now I am looking at markets within about 2 hours driving range, and trying to determine which might be viable. This will allow me to invest some sweat equity. The next step is going to be understanding the local market of my top choices, things like good neighborhoods, average rents, housing supply, economic outlook, etc. Once I feel I have a grasp on that information, I'll start running numbers. It it works, bingo! If not, I might have to expand my search farther out, not ideal but the numbers have to work!

Just spent some time in a container today, reminded me of this conversation. They are a bit roomier than I thought. Would be great here in earthquake prone California, probably also good for other areas with violent natural disasters.

That was my fear, the asset was owned by and entity that she had a stake in. I believe she recieved payment today. Well, you live and learn.

Another aspect to consider is industry diversification, if one or two industries supply the majority of work you'll be intrinsically tied to their success or failure. Think the current low price of oil, and the ramifications it has on communities that depend on it's economic strength. I remember one of the BP podcast guest using the number of Fortune 500 in a market as a metric. Food for thought.
