A little more detail I left out... Where I would work in each city would be LA (El Segundo). Boston (Somerville). SLC (Ogden)

Where should I move?!?

Long story short, I am in the military and just found out that I will be moving soon and have to put in for my new location ASAP! A man can only do so much market research and read so many CAFRs in a day. Living in a good area to invest is paramount. Real estate is what I want to do full time. I want to get a 3/4 plex using a VA loan as my first property in the area. Id like the property to pass the 1% rule. Cash flow is KING (appreciation is pretty cool too)! I can go to LA, Boston, Salt Lake, and Oklahoma City. On such short notice I wanted to get some quick and dirty opinions.

Where would you go?

@Hai Loc I agree regarding pricing in the respective markets. However, what is probably my niave take is that if things were continue to get worse with the virus we might be dealing with very motivated sellers in the next 6 months in both Boston and LA

Hi all, I've been considering investing in multi family on the Emerald coast, ideally around the Destin area. From doing my homework I've realized a lot of investors are looking for short term rentals and vacation rentals there. I was wondering if BP thought if 3/4 plex homes with long term tenents would even by a viable strategy here. Thoughts?

Hi all, I've been wanting to get involved in the LA multi family game for a while now but I haven't found any properties that would cash flow well enough for me to put down 200K. I know some perceive the market as overpriced. However, I was wondering what BP thought about the current state of the LA market and where it may be heading in the next 6 months or so.
