prices are a bit high. I'm hanging out for a bit because my first rehab rental didn't go as planned. not me the feds. even though I may be on the side lines for a bit it's still good time to educate ourselves. prices are coming down a bit. well thanks and we will talk soon 

my first brrrr and it's past my 6 months to refinance. with these new interests rates if I was to refinance I would be braking even. so here is my predicament. I used a HELOC for the down and rehab and I have good renters in the sf home.my HELOC is a 15 year fixed 5.9 and my primary is a 30 year 5.1.

so with the 15 payment and the 30 year I'm going backwards $100 a month however with the 2 I'm paying $400 month princibal.  so I guess I'm making something just not in a (in my pocket) form.. 

the education I received is priceless.l and still luring.

In my original calculation I was going to refinance get all my HELOC cash back and start again. now with the interest close to 8 if I was to refinance I would break even if not loosing a bit.

the property is in the Midwest and I'm getting top market rent for the location. 

so do I keep it where I am with all my money stuck so I'm back to saving money to reinvest or do I refi. realtor estate it's value is $175-180 I think I can up that with some curb appeal.  I'm into it total around $143 so I have equity. am I stuck on cash flow as opportunity as passing me bye. yes I know I goofed, I'm proud I have equity in my first brrrr I could have done better. it's what you do with your mistakes that makes  you a better person. thanks 

the problem I was finding was no dscr options for rural areas. perhaps I just didn't look hard enough I contacted a few with little positive results. I'll keep looking thanks 

I would love to usa a dscr however my rental property is considered to rural in a small town in Missouri.  is there any other options? trying to remove property from personal credit to business. thanks everyone 

there was talk of a Redding meetup. sorry I was so busy working this summer I had no time.however it is now winter and I have time if we wanted to do a meetup. thanks

on a second home loan once the 15-day occupy is completed can I Airbnb it out or long-term rent it. or am I held to a one-year, like primary residence? I know it's rookie question... thank you

looking at purchasing two small cabins in a town that we like to vacation in thank you

I have an opportunity in Missouri to buy five homes but must be sold together it's a block. I'm going to be moving to this town what's my options could I do primary residence or second home and live in one for the one year or does that get tricky with financing since they are five separate homes on the same 3 acres thank you

Ok so I did my first brrr - 2 r left.... Ok so I used a HELOC from my CA home interest rate 5.9 ten year for down and rehab. So I purchased and rehabbed with all bank's money. 30 fixed 5.5 / HELOC 5.9 -10year. I have learned a lot, experience is not cheap..

. So this is where I'm at, with both loans I actually loosing about $100 a month. Because it the 10 years HELOC. The home is rented out and my intentions was to refinance to a 30 after seasoning. At the time with interest rates I was going to be @ 0.9 one the 1% rule. Yes not good but I'm have learned a lot what to look for on the next.

well interest rates as you all know are increasing rapidly so it's blowing my #s up. 

so my question is do I just keep paying the 10 HELOC loosing $100@ my current balance or do I refi in 2 months pay closing costs and maybe brake even.

im voting for paying down the HELOC.

I would tell the neighbors call the police when they hear the disturbance. It isn’t your job as a landlord getting involved in domestic matters.  

If you don’t have a police report or hearing the disturbance first hand, what are you basing your notice on?   If you go before a judge, what evidence will you use?  Will the neighbor go in and testify?   They most likely won’t take a day off work to sit at a courthouse with you so he/she can testify.  

I would shut the contact from the neighbor down and tell them to call the police with their concerns when the disturbance is happening.

Once the lease is signed is there any way to edit the lease to put in that type of language. So in the bigger pockets lease it talks about not disturbing the neighbors or being able to hear the noise TV radio after I think it's 8:00 p.m.. could that be interpreted in a way that gives me grounds to get rid of them. I could find the exact quote in my lease but it doesn't quite pinpoint the exact situation that's happening. I didn't think that I can evict someone because the way they live their life perhaps domestic abuse. Don't get me wrong I don't support domestic abuse by any means but as a landlord do I have a right to evict someone because I don't want them representing my property in that way. I don't want to find myself in legal troubles
