Three years is when most people start to see gains in just about every professional career. I bet you're finally past the "Discouragingly Realistic" part of mastery.  You're at the point where you KNOW what fits your plan, what doesn't and (most importantly) why.  This is the point where you can consider yourself a professional.  Congrats!

Hey everyone!  I'm finishing up the last 1.5 years of what will be a 21+ year military career in the US Air Force in Honolulu, HI.  Upon retirement I'll be moving to Portland, ME.  Once we get settled and I have steady employment I'll begin adding residential properties to my investment portfolio.  Never own a rental before, so the next 2+ years are devoted to saving and learning.

@Patti Robertson is right.  When I was a renter my kids broke a couple of the shelves.  I was on the hook for repairs.
