Thanks everyone for all the great info. I'm looking to turn a condo in AZ into a VR. I may have missed it but, do these programs (Airbnb, VRBO) interface at all with reservations? When a property is booked on Airbnb, do you have to go in and block the dates off on the other sites it's listed on?

local banks are often the best to work with when it comes to REI, but they don't always know all of the VA rules. At least that's been my experience with the two houses I've bought with VA loans. Just make sure you do your homework, they have a lot of info on the VA's website.

Is the expected monthly rent different with and without the cased opening?

There's a lot of options to consider when updating a rental and there is a fine line between over and under updating. Maybe the house is in a neighborhood that the prospective tenants could care less, or maybe those extra improvements could be the difference between a higher class tenant and a lower class one. Its hard to tell without knowing all the details about the house and the kind of neighborhood its in.

Based on the information you gave and the cost of the opening, I would probably do it. It may give you more peace of mind in knowing you are renting out a property that you put in thought and care for what the tenants may like.

Ultimately I assume you want an open concept when you try to sell it, so it may cost less to do it now than pay for it in the future.

@Jonathan Beemer:   I'm stationed at Ft. Riley right now and live in Manhattan, KS. Manhattan has a strong housing market. Its about 55,000 people and mostly military and college (K-State). You really can't find a bad neighborhood in the whole city. There's plenty of opportunity for college rentals 2-4 units and some SFH if you can find the right deal. One big negative is that property taxes here are pretty high compared to other places. Manhattan is also growing by about 25,000 people in the next 3-5 years so that could be a big opportunity. I also have a house near Ft. Lewis that has done very well. The housing market there is a litter higher and I think finding a 2-4 units there will be extremely hard.

 I like MMM because he focuses more on finding happiness not in what we have or experiences we pay for, but in our relationships and the ability to find happiness with less. He is a bit too frugal for me sometimes though. 

I often feel the same way about letting go of money. I don't have a problem with something being expensive. If it's something I feel I need, I do my research and try to find the best value I can. I guess I've just gotten into a mindset that things most people see as necessities, I see as luxuries. when I look at it that way, it's a lot harder to let go of my money. I don't think that's a terrible place to be because in the long run people like us will be far better off than most of the population. However, I do think you need to find a healthy balance, something that I'm still trying to find. 

I have two suggestions:

1. Accept the fact that you're weird and most people aren't going to understand you.

2. Give- find someone in need and help them or give to a charity, it feels great!

 I also listen to Smart Passive Income with Pat Flynn, Tony Robbins, Tim Ferris, The School of Greatness, Ted Talks, and The Way I Heard It with Mike Rowe. His Podcast is not very educational but he tells good short stories 6-10 mins long. It's a good break sometimes from the heavier stuff.

My first rental was purchased as my primary residence. After some renovations, I moved a year later due to job relocation and have had the same tenants in it for the past four years.
