Hello! I am looking to purchase a lot on Anderson Island and looking to have a soil test done to see the feasibility of septic on the lot for future use.  I am curious if anyone has any recommendations or any other advice as this would be my first purchase of a vacant unimproved lot

I'm looking to have siding installed on my primary residence.  Currently there is vinyl installed and would be looking to have it removed and fiber cement installed. Does anyone have recommendations or referrals on contractors or local company to work with?

Home is about 1100 sq ft.

Quick info: 24 years old Full time job making ~$80,000 gross $2500 cash I want to get started with SFR buy and holds but not sure my first move. I want to start on a small scale, maybe partner someone with the cash I do have plus sweat equity. More so to have someone show me the ropes and build a connection. What advice do you have for me?

My wife and I are looking to purchase our first home in Tacoma/Puyallup, WA area. We are preapproved for a mortgage at $250,000 but are looking to keep the purchase price at or below 235,000. We are looking for something relatively move-in ready and somewhat updated. Nothing crazy fancy, but clean, updated, and a good starter home. We are in the thick of the competition and keep getting outbid over and over. I'm turning to the BP community to see if anyone may have a property they are looking to sell! thanks all for your responses! I've written down my next step as contacting an agent to speak with him/her.  It sounds like, for the most part, the people I add into my "team" will be on top of ensuring these types of things will be done correctly as it would affect them too, not only me if something was done improperly.  Using their knowledge to learn from and become more comfortable clears away some fear for me!

So I have been re-listening to the last episodes of the podcast and have found myself in the analysis paralysis limbo... I feel my setback has more to do with not knowing what documentation is required to complete a deal beginning to end. I have the fear of missing a form here, or my contract didn't include key information, or am I even using the right contracts? Etc. Do you have a templated "deal" folder of documents that are needed for each and every deal?

Thomas Wassmann Thanks for your response. I guess I should've added that we both work full time currently gross household income is $100,000. Purchasing the duplex would be our starting point into investing but we would still keep our current employment as long as needed. Is wholesaling a strategy that is more newbie friendly?

So after careful consideration and weighing out other options, my wife and I have decided to move forward with purchasing a duplex as our first home/investment! We currently rent an apartment and within the next 8-12 months our plan is to purchase a duplex, live in 1 unit for 1-2 years while renting out the second unit. After that we will look into purchasing our "dream home" and keep the duplex then renting out both units. Now , my question is what is the best course of action on this? We aren't looking to do anything fancy, we want to get our feet wet, purchase and own a property and get exposure to being landlords and learn from there. Please critique and give feedback! We want to absorb as much as possible from BP to guide us on a path of success and enjoyment
