Loretta Chang I don't plan on owning or operating, just leasing. Increased rent and longer leases does sound awesome, but I would settle for the reduced hassle factor you are experiencing. I am sending out emails to ALFs in my area, looking for an ALF looking to expand. Thanks for addressing my questions!

Loretta Chang Glenn McCrorey Thanks for the contribution guys! I appreciate you taking the time to share your insight. I'm just going to throw some more specific questions out there for you or anyone else who might be willing to share. I think this thread has some value :). How did you find interested ALFs? How long are your leases? Do you charge market rent or higher? How does dealing with a business differ from individual tenants? Thanks!

Thanks for the input! Yes the podcast was what initially interested me, I should go back and listen to it again.

Yes, i suppose step one is to contact some ALFs and discuss what they may need.

I am familiar with the market rents in my area for tenants, but any idea on how I might find an appropriate rate for an ALF? I have heard that the rents are usually higher and that leases can be longer term.

I am interested in purchasing properties with the intention of leasing to assisted living facilities in my area. Anyone here have any experience in this?

The plan is to purchase a single family home, install ramps, grab bars etc. and contact local ALFs in the area who may be interested in leasing the properties. I suspect the challenge will be getting in contact with the right facility interested in leasing.

Thoughts?

Deal! If you want to explore I would check out some of the hikes in the area, (Turnagain Arm Trail, Thunderbird Falls, Flattop are a few). If you want you could drive south towards Girdwood, the drive is very scenic and I always enjoy it. Personally my favorite way to explore here in Anchorage is to actually go and hike up into the mountains.
