Hello Community! I am just starting out in the real estate investing world and am currently looking for my first investment property. I'm planning to form a LLC as soon as possible. My question is, as soon as I form my LLC, can I begin to write off taxes? Or does there need to be a property under the LLC's control?

What are the minimum requirement to begin writing off taxes used to grow my business?

Hello community! I am currently looking at a property in which the backyard is right beside a major highway.  Is this a significant turn off for renters because of the noise pollution?  In terms of a percentage, how much would the noise decrease the value of the home when compared to a similar house which is not next to a major source of noise pollution?  Thanks!

Hello community!  I am looking to invest in the town I grew up in; real estate is reasonably priced, there is a low crime rate, and the schools are top tier.  I have done some research and discovered that it is hard to find rental comps because not too many single family homes are for rent in the area.  Is this a sign that most people are buying?  Should I not invest in this neighborhood if most are looking to buy, or does the lack of single family homes for rent mean that there may be a demand for them?

Hello community!  I would just like to inquire about how you personally go about searching for deals.  Do you just look at websites for listings?  Do you find lists of troubled properties online (preforeclosure, etc.) and then mail to those addresses?  Or do you even go door to door?  What marketing strategy works best for you?

Hello Michigan Community!  Does anyone have any experience using MSHDA loans?  I came across this type of loan today and it caught my interest.  However, there is not much information on their website about these loans.  Before I call a lender to inquire, I would love to hear about the terms, and your general satisfaction with the MSHDA loan.

Hello community!  I am a recent college graduate with a degree in mechanical engineering who has just moved to the Ann Arbor, Michigan area from Toledo, Ohio.  I moved to Michigan to start working for a company who designs and builds gas turbine jet engines.  I love all things engineering but a few months back I realized that a decent salary would still not get me to where I wanted to be in life.  After that realization, I started reading everything I could get my hands on.  The book that changed my entire perspective on money was, of course, Rich Dad Poor Dad by Robert Kiyosaki.  I enjoy listening to his books on audio during my commute to work from Ann Arbor to Walled Lake, MI.  He truly is inspiring and I am studying hard to achieve a fraction of his success.  I am currently still saving and working on my credit score to be able to close my first deal.

I am looking to expand my network as much as possible and surround myself with people that have the investor mentality.  I am a lifelong student and can't wait for the future.
