I don't have much time left and nobody's biting on the ad I posted here. I've got a house under contract and I need a buyer now. Is it illegal to post an ad for the house on Craigslist?

Is it illegal to market for a cash buyer on Craigslist? Nobody's biting on the deal I've got here, and I'm running out of time.

Great buy and hold unoccupied property in Fairview Heights in Metro East Illinois. The 1446 frame house sits on a half-acre lot. The most recent FMV (according to tax assessor) is 67k, and comps put it at 55-60k.

No rehab required except for replacing a couple of windows (probably $500), and perhaps the bathroom and kitchen would look better with updating. It has a full basement, re-finished floors, a new central AC, new duct work, as well as landscaping, and it's been re-painted.

Cash or hard money only. No inspection period, so inspect first. Buyer pays all closing costs.

I've got a house in Fairview Heights, Illinois under contract, and the inspection period is drawing to a close. My buyer flaked on me at the last minute. It's at a great price (appraised FMV is 67k, I'm selling it for 28k (including assignment fee), but I need a buyer now.

I did but because I didn't know what I was allowed to say before the papers were signed, I'm just making sure I know what to do if this buyer decides he doesn't want it.

The contract should be coming back in an hour. Do I send it to all of my buyers, or do I just tell them the address and wait for someone to come calling, or what?

I'm playing middleman between a seller and buyer. When do I pay it? Do I pay both of the double taxes? Can I use transactional funding for it? What should I know?
