i may know someone that can help you. I am local and live in Eau Claire. Own an assisted living company and own a lot of real estate.

Bought a 40 unit apartment building that appraised for 2.915m. The bank let me finance 90%, and got an owner second on the other 10%.

Purchased a triplex that needs a lot of work in Eau Claire. Our currently plan is to fix and flip.

What made you interested in investing in this type of deal?

I have always been interested in flipping properties to put the cash you can make into buy and holds.

How did you find this deal and how did you negotiate it?

I found this deal by just talking to others. My employee that works for my assisted living business brought the deal to me.

We plan to rehab the entire property to add value.

Used my VA loan to owner occupy this property with no money down. This loan was a 30 year fixed rate at 2.25%. I didn't think this was the best deal, but it fit our needs and will be a good long term hold.

What made you interested in investing in this type of deal?

No money down and got a cash flowing property

How did you find this deal and how did you negotiate it?

I found this deal by posting on Facebook. I offered up a finders fee if someone could find me a fourplex to house hack.

The plan is to rent the home to the current tenant for 1 year at $600 a month and then fix up the outside and sell.

What made you interested in investing in this type of deal?

We were buying a triplex from the seller and asked if they would consider selling any other property.

Bought this property from a landlord off Facebook. The landlord posted it on his personal page and not marketplace so the public could not find it. I have used keywords in the past to search for these which has led to multiple deals.

Bought a triplex with my partner Shaun Tutor. This property's rents were at $800 a month which we are slowly raising to $1300 a month.

What made you interested in investing in this type of deal?

We liked that we could raise rents right at purchase due to the landlord renting to long term tenants. This landlord didn't need the money so he didn't raise rents over time.

How did you find this deal and how did you negotiate it?

Facebook Marketplace. The landlord originally listed one property which sold right away. A tactic we use is always ask landlords if they are willing to sell anything else which led to this deal.

My First Home that I purchased at 18 years old. After moving out, into our current home we turned this into a SFH rental.

What made you interested in investing in this type of deal?

I was just finishing up high school and going to basic training for the military. I was scared of wasting money on renting and decided that I wanted to purchase instead of rent.
