As a Gary investor, I agree with @Don Gouge. When you have properties selling for 500, 50k, and 150k all on the same block, market approach becomes impossible.

Is it possible to find a lender willing to do 15% down on a 4 unit? Me and my partner both have great credit scores and we expect to have some equity built in with a low purchase price. Just not sure if we’re being unrealistic with our search for 15% down.
