I already own a rental house and I was wondering if there's a way to transfer it into my IRA by buying off the loan with money from my IRA? If this is not possible could I sell it to an intermediary and have them sell it back to me using the IRA funds for purchase?

Strangely I never had any replies...

check out mobile home park university. They have a podcast too. The zoning and legal restrictions are the first thing to figure out as Mike point out. Many municipalities have essentially made it impossible due to low tax revenue and high system burden. Which is really too bad because there definitely is a need for affordable housing. PM me if you have land picked out already.

Looking to get some interest rate estimates on an under 100k$ SFH rental in Rock Island- anyone have any favorite lenders that they'd suggest? Prefer conventional 30yr fixed with 20% down.

@Cody L - at those ratios are the deals cash flowing well? Looking at the link below that rent ratio seems quite high. Seems like your debt service would really be cutting into your profits. Can you help me understand?

Trulia shows as "high crime" but many MF show up this way in Houston from what I've looked at unless in a high-end neighborhood. Interesting that the HAR listing comment says off-duty cop there frequently... not a great sign of what's going on, but at least it seems they're trying to address the issue.
