I just picked up a property in Old West Durham, that I'm most likely going to wholesale, but considering flipping because its an easy rehab in a great location. My question is has anyone delt with the histroical associations in Durham. I have delt with them in other states and am wondering how stringent they are and how long the approval proccess would be for adding exterior columns, paint, maybe a deck. Those exterior type improvements.

@Greg Dickerson so building costs for that type of property is about 130-135 a square foot? Even just for your basic spec home? I'm not seeing any high end finishes in these.

I am looking into doing some new builds in the Raleigh area and trying to evaluate what investors here would consider a good spread on New Construction. I found a lot near downtown Raleigh that has new builds at 2,000 sq ft going for $450,000. Could any builders/ investors tell me what their absolute top acquisition price would be for something like this?

Hi everyone, I recently moved to Raleigh about 6 weeks ago, and after settling in am ready to fully dive in to REI here. I have been doing REI full time since 2011 including flipping, rentals, and wholesaling. I started my endeavors in the Dallas Fort Worth Metro where I was born and raised. After establishing myself there, I jumped to the Tampa bay area and lived and focused on all aspects of REI there for 5 years. I am looking forward to connecting with everyone working in the Raleigh Durham market and my main goal is to Network here to begin receiving investment opportunities as well as market knowledge.

Over priced as in margins are too thin for flippers, cash flow not making since for rentals, or how is it over priced? I came from Dallas where prices are at historic highs and many deals from wholesalers were at 80-85% of ARV including repairs, which was insane to me, so trying to compare that market to here when it comes to flippers.

Hello everyone,

I just recently moved to Raleigh, NC and have been doing research to begin my REI business in this area. I have just begin to dabble in online forums where deals are posted and it seems that deals in Raleigh and Durham city limits are not advertised often on any forums. I have seen a good amount in the outskirt areas such as Fayetville, Clayton, Knightdale, Rocky Mount, Burlington, etc. But very few in Raleigh, Cary, Durham. I am reaching out to see if this is because they are impossible to find and don't exist, or if they are just such a hot commodity that they do not need to be advertised on sights such as BP, My house deals, facebook subgroups, etc. Any feedback would be helpful in clarifying this, and if anyone does consistently do business in the city limits please reach out so I can dive in further.
