Thanks for the responses! Chris Seveney I would like to start with fix and flips and buy and hold would be a back up plan if I couldn't sell.

I plan on moving back to the D.C., Maryland, and Virginia area beginning in 2017, and am not sure yet where the best place to move will be.  Because I can start wherever (as long as I can commute to D.C. ) I would like to live in the the area where I am investing.  Any suggestions on where it might be easiest or best to begin?  I know this is a very general question but I am really just looking on some advice to point me in a direction for me to then do my own research.

Tyler Scott thanks for sharing! I'm new to bp and investing in this area. I would really like to see how this closes. Do you have someone to flip ready to assign? Are there a lot of flippers in this area ready to purchase?

Hello Bigger Pockets Community!

My name is Ryan Gilroy and I am new to the bigger pockets community. I am from Rockville, MD and just recently graduated from Clemson University in South Carolina with a Construction Management Degree. I found these forums through Brandon Turner’s website when I was googling to see if it was possible to flip houses in my twenties. Then I came across Brandon’s story and then the bigger pockets community. And am so glad I did!

I am 22 years old and am currently travelling around Australia with my fiancé. We are both interested in flipping houses and eventually buy and hold investing. The reason I am posting now is because when we get home in December I want to move back to the D.C., Maryland, and Virginia area and am not sure exactly what area would have the best market for us. We want to flip houses and hopefully start with a duplex to be able to live in and rent. We like Frederick, MD, but also know that it might not be the most profitable market at the moment.

I have been working in and around the construction industry every summer since I was 16 and it is my passion, so I want to be able to use it in my investments. I am really excited to actually get my foot in the door in the real estate, even if for now it’s just an introduction.

Also I am thinking about getting my General Contractors license and my fiancé would like to get a real estate license. Do you think these are necessary to do well in flipping?
