Congrats on the funds, Robert!

I would suggest testing the waters and buy your first rental property that is cashflow positive. Whether it's in your state or out of state (Perhaps read Long Distance Real Estate Investing by David Greene). You can always sell if it's "not for you". I may suggest if you're absolutely ALL IN you can go for an apartment complex... However, if you're looking to test the waters --- I would start with a small SFR or a 1-4 unit that doesn't need extensive rehab to get some 'skin in the game' first.

If you're looking for a fairly decent budget property management group... Take a look at CityPlace Realty. They have very fair rates. I have sent a few clients their way!

As a Realtor in downtown Indy -- A big portion of my investor clients (myself included) are looking in neighborhoods with good levels of future growth. Such as:

-Garfield Park
-Fountain Square (South FS is still affordable with good ROI)

-Bates Hendrix

Another area that isn't being talked about as much is Twin Aire.  I'm trying to help my rental property investors start to consider that neighborhood. The Near East side of Indianapolis has major growth trends already in the works for the next foreseeable future...in my opinion.

Hi there,

 Very new to the BiggerPockets community and am glad to be here. As I'm looking into the market of flipping/renting a couple genuine "concerns" comes to mind. I want to know what you think about the current administration in the United States and how it could translate into homebuyers/renters. Also with interest rates on the upcurve, would that be a significant obstacle particularly for new real estate investors? Let me know your thoughts!
