Hi Bigger pockets, I'm a new landlord in San Diego, about to deal with my first turnover in tenants.  My tenant asked me if they gave notice on the 15th of the month, could they move out then, or must the notice be given on the 30th/1st of the month.  Am I allowed to require that notice must be given at the beginning of a month?  Do I even want that?  Or are there advantages to having them move out on 15th?  Please help!  Thank you!

Hi Sue, similar to you, I am a newbie from San Diego.  Two years ago I began renting out the condo I was living in at the time, and until that point had zero real estate management experience.  It's not terribly difficult, and there are great tools on the website (sample tenant applications, tenant screening tips, etc) if you poke around the tools tab at the top.

A couple pointers:  be aware of tenant anti-discrimination laws.  Treat your tenants great, and they will (likely) reciprocate.  They are your business partners!  Check out postlets.com, you can advertise your unit for free.  I prefer to hold "open houses" instead of individual appointments.  You'll be shocked at how many people "no-show".

@Ceasar Rosas thank you, for the information, a helpful reminder on the taxes.  I had Portchester on my list as an area to target, so I'm glad you mentioned it.  Open to other cities you mentioned of course.

@Tyrone Watler yes I'm looking for a multi family for cashflow, ideally something with good bones that just needs some updating (as to gain some equity), that can be purchased at a discount.  I wonder if that's unrealistic but I suppose if you are a wholesaler there are deals to be found.  Forgive me, as I'm pretty green, and unfamiliar with market conditions in Westchester (I grew up there but live out of state), but as far as yield % (I guess this could be calculated different ways), but from a strictly cash flow basis, I would hope 9-10% could be had?

Hello BP Community.   I'm Ryan, a newbie to bigger pockets, and I wanted to introduce myself!  I also wanted to reach out in order to get some help/recommendations.  I'm looking to potentially invest in a multi-family property near my home town in Westchester County, New York, and was hoping some folks out there have recommendations to begin to build an All Star team.  To begin, I'm looking for:  A BP-friendly/knowledgeable real estate agent and a property management company.  Thank you for any advice, and I'm looking forward to contribute to this awesome community!
