Hard money is usually best. We do it all of the time. You just need skin in the game

Hard money into DSCR loan is what most people do. You just need skin in the game.

They won't let you live in one of the houses since they are business purpose commercial loans. They will usually have a loan to cost ratio and make sure you have skin in the game as well as experience or partner with someone with it.

Would depend on if you have enough skin in the game or other collateral
