Never forget about the principal that is being paid by your tenants AND the tax benefits of the property with cost segregations(talk to your accountant) AND appreciation over time. Sometimes its worth breaking even for long term growth if the deal is good enough. Another thing to consider is looking for different ways to increase cash flow with different strategies such as room rentals, mid term, short term, storage, etc.

 Hey Walter, most of our lending partners would require $38k or cross collateral as a down on a deal like this. It depends on if you're wanting to hold it longer term or flip. Also depends on quickly you're looking to acquire it. Feel free to reach out if you have any questions. Happy to help
