i would use a HELOC and hard money. fund the down payment and closing costs with heloc.. get the rehab 100% paid for with the hard money and refinance and do it all over again!

find a good wholesaler in your area that can deliver off market deals and then use hard money!

you might want to think about hard money. where will you get the funds for rehab? i know you will be doing most yourself, but hard money gets it paid 100% for you

no they do not need to have a license. best to get a HML through a referral. i am happy to share contact info
