@Michael Quarles I’m a little late to the game here but would you mind sharing your RVM scripts? Im on the verge of adding sms and RVM into my business. I’m also interested in your Calltext software and curious if it’s compatible with podio.

Not yet, but always looking. Just trying to find deals at the moment then I figured I would worry about contractors later. I’ve got a couple good ones in the pipeline. We should connect sometime and discuss strategy. And congrats on the first flip!

I would just buy the window unit and move on. I mean if you’re ok chipping in $50 what’s another $50 to buy your own 5,000 btu unit outright that goes with the house. Cheap, and will be put to good use for many years to come. Take the high road here and be a good landlord, but if they are complaining because the temp won’t go below 70, that’s asking a little much..

@Michael Baum That’s what I wanted to hear! Are you in it just for the business aspect or do you use the property for your own personal use as well? If so do you still make a net gain and is self management worth the time?

@Julie McCoy Sounds like self managing is definitely the way to go if you are trying to maximize your profits.  I'm more interested in breaking even since the property would be for our own benefit of having a place to stay while visiting family/friends in Chicago. Plus self management is not really an option because of the distance.
 

 I suppose it would help to define "self managing".  I would be fine handling the marketing, communication with potential renters and screening process. All I would really need is a good, reliable cleaning service and a management company that would work "on-call" for emergencies and handyman related items.  


I'm sure there is more that goes into it and I might be overlooking some things a PM would help with.

How many of you manage rentals located in an area outside of where you live?  Do you self manage these also? (with the exception of cleaning service, repairs, etc)

Air bnb hosts,

I know it depends on many factors (location, rates, occupancy, etc) but I’m curious to hear how many of you have been profitable even when outsourcing all management costs? I am looking at the Chicago market either city or suburbs where we have family and can use when we need it but otherwise have someone else manage the rentals. What should I expect to pay a management company? Seems like they would require a much higher percentage with air bnb‘ than long term rentals.

@Ehsan Rishat Thanks for the advice.  It would not be that difficult for me to reproduce the website since I already have the content.  I'm sure I could transfer the domain.  Do you have any experience with Lead Propeller or a similar platform?

I built a basic website a few months ago using Squarespace but now I'm kicking myself I didn't use Lead Propeller or another company that specializes in this.  What I'm wondering is, should I hire someone to help me with SEO on my current site or start over with a company like lead propeller.   Cost will also play into my decision since I'm just starting out and looking for an affordable way to get my website at least generating some leads.  Right now my only traffic is from my direct mail campaigns.  

Any tips would be appreciated!
