Thanks for sharing your project! 

Are you guys planning on managing the property and doing the tenant turnover on your own? Or do you already have management in place? It looks like it will be very time consuming and expensive over the next year for an out of state owner. At $37k/unit, it seems like you guys could have got something more turnkey with far less tenant headaches.

Thanks for the response @Rick Pozos. I couldn't agree with you more. I definitely want to be operating in a space where I'm getting deals from wholesalers and from marketing rather than from the MLS. Doing it from a distance provides some challenges but I feel like I'm getting closer with every actionable step I take. I would love to attend your next networking group. I will be there.

Hello BP Community,

I am a new investor and want to purchase a multi-family property in San Antonio (4-flex preferably) to hold as a rental. I am from out of state (California of course) and have scoured this market on the MLS and have worked with a couple of agents. Although there are lots of multis on the MLS, it seems that most fall either on the end of high retail price in good neighborhoods with low returns or on the other end of better looking numbers in neighborhoods that are not as desirable (I know, not rocket-science).

I really want to gain some knowledge on a few different neighborhoods so I can narrow down my search criteria as I believe I have been too broad thus far and can't decipher between a property in a terrible area vs. one that has potential to be a good rental in an up and coming neighborhood just by looking at google maps and the MLS. I really want to be in this game long term and I am committed to the San Antonio market. I want to create a good system so I can grow and continue to acquire properties.

I have decided to take a short trip to SA in a couple weeks and would love to connect with other investors who are buying and rehabbing multi-family properties and would also like to make connections with contractors who are experienced in managing rehabs. Hi, new to BP and trying to educate myself in real estate investing. So I am having trouble making a descision and would love to hear any insight from experienced investors. 

I rectently bought a second home that me and my family are currently living in and my plan was to rent out our first home. I probably have 100k in equity in the first home. After finding BP and educating myself more, I am pretty sure now that I want to sell my first home and use the money gained to invest in multiple properties and try to grow a portfolio. 

I have done some rehab to the first home, (mainly new paint/carpet) and I am having trouble deciding if I should rent out the first home for a year while I continue to educate myself and then sell or if I should sell now with hopes of investing in new properties the next few months as I still feel I need some time for education in real estate before making my 1st deal. 

Any insight would be greatly appreciated. Thx
