Purchase Price: 170k

Rehab: 60k-70k

All In: 230k-240k

After Repair Value: 290k-310k

Monthly Cash Flow: 2000 Month ( After taxes, insurance, utilizes, water/sewer, 5% vacancy, 10 % maintenance/Cap Ex, landscaping, trash) I did not include a management expense in the monthly cash flow, that will have to be deducted unless self managed.

This is a 4 Family House in Worcester, MA. It needs approximately 60-70k in rehab. 20k in siding. Paint throughout all of the apartments. One unit needs a full new kitchen and bathroom. another units needs sheet rock work in the bathroom. The other two are rented have normal wear and tear. Electrical is updated and separated plumbing is updated as well. Everything was  permitted, new roof as well.

I currently invest in fitchburg and have 13 multi families for a total of 43 units with a business partner. I am getting my real-estate license at the end of the month so that I can become a Wholesaler/Investor/Real Estate Agent, and maximize of any lead that i come across. I would love to add you to my list of buyers. I will be working Fitchburg/Leominster and all the surrounding towns. I have a small buyers list of about 10 active investors/flippers. Tenants kids were playing in bath and got water all over the floor. It seeped through the flooring and soaked through the ceiling of the tenant below. Ceiling fell down. What should I do? Who pays for it?

Would like to get rid of my gas on gas stoves and install new heating sources as the insurance companies don't like. Looking for most cost effective solution! Any suggestions?

I am buying a 3 unit house with a basement (4th unit) that was built but not permitted. I am new to bigger pockets and real estate and am hoping someone may be able to give me a bulletpoint step list of how to go about getting this studio apartment legal. The house is in Massachusetts.

Basement has bath with sink, shower, toilet. It has kitchen with range and fridge. It has gas hook up in living room for a gas parlor heater. 

Any advice would be great appreciated. 

P.s. !st and 2nd floor may have knob and tube, does it make sense to pull down walls and redo or have electrician just poke holes patch and paint?

I will contact ann for some advice, does it matter that she has a disability and a kid, will that make it much harder? We technically don't even have a lease or anything signed yet?

Heres my situation,

Just bought a Triplex, I live on the 2nd floor, and I have a problem tenant on the 3rd floor which I inherited.

-They are 2 months behind on rent

-History of falling behind on rent

-Mom who has a disability, 10 year old son, and boyfriend who doesn't work

-Just bought two weeks ago, technically they have not signed new leases

-I live in MA, and its owner occupied. is there a chance i can get them out or am I stuck?
