@Heather S. We don't get a ton of subzero temps here in Southern PA but it has been around 15-20 degrees F, and no problems so far. The units are all electric, electrician ran 8-3 wiring from the box to get power to the units.

Hi @Warren Marshall

Here are some places and attractions that can be noted in the Poconos. Two things, prices are a bit high right now and the market is very competitive.

Attractions - Crossings Premium Outlets, Mt Airy Casino, Kalahari Water park, Great Wolf Lodge, Pocono Raceway (NASCAR)

Skiing - Camelback Mountain/Camel Beach in summer, Shawnee, Big Boulder

Lakes - Lake Ariel, Lake Harmony, Lake Naomi, Pocono Lake, Lake Arrowhead, Big Boulder Lake

Cities - Long Pond, Pocono Summit, Mt. Pocono, Tobyhanna, Cresco, Swiftwater, Tannersville, Blakeslee, Pocono Pines, Gouldsboro

@Lydia Bar no I'd say the rents are going to be very similar, however you'll find better deals in whitehall, Northampton, easton, bethlehem. I'd say better overall ROI in those cities. As @Matt M. mentioned, prices will be higher in that parkland school district.

@Lydia Bar I think the whitehall and northampton markets are great as far as rentals; they are strong working class renters areas. I wouldnt be in this market looking solely for appreciation. Macungie/lower macungie will be slightly nicer and slightly better appreciation. I don't think there's any neighborhoods to avoid in these cities. Only suggestion i could make is watch out for some homes that may sit on busy streets which could possibly detract from your investment.

@Dre N. Streets in front of property should be handled by HOA, and then on your driveway and walkways/decks it is wise to hire a service or a neighbor that can do this on demand when snowfall happens. Some lawn services offer anow removal during winters

@Angelito Mamutuk there are some good opportunities in Scranton/Wilkes Barre, also in Lehigh valley. Poconos, like you mentioned will have more STR and SFR long term options

@Ishmael Johnson I would apply to their owed balance upon termination of the lease. I would not apply it to the balance in a situation where it is just late rent.

The terms in your lease should answer this for you. Most leases will contain something like this:

If Lessee fails to pay Rent, or otherwise Defaults under this Lease, Lessor may use, apply or retain all or any portion of said Security Deposit for the payment of any amount due Lessor or to reimburse or compensate Lessor for any liability, expense, loss or damage which Lessor may suffer or incur by reason thereof.

I would not expect to give it back in this case, because essentially they have broken the agreement, but again it depends on the language of the lease you've had them signed whether they are "entitled" to it or not. Hope this helps!
