3. Last, how do you find the ARV? (After Repair Value; is this another person you have to hire?)

4. Any websites or groups people recommend for Florida to find full duplex/triplex/quadruplex?


 Hey Bob,

Depending on the lender, I am assuming you are working with some hard money lenders, their appraisal or BPO will probably include an opinion subject to the scope of work.

ARV is relatively easy to figure out yourself, made easier and more accurate working with trusted agents and managers.

Im not as active as I should be but I have seen several Facebook groups dedicated to Florida Multifamily deals. I have one potential multifamily in need of a minor rehab in Palm Beach county. Probably not what you're looking for but I'm happy to share it with you.

That price range would take quite a bit to find a decent tenant. I have some single family rentals north of you in Delray, happy to share my experiences if you want!

Hey James,

I would avoid luxury condos. In my opinion, some associations have way too much control and tend to take advantage of the out of state investors (not all of course).

Is your preference to purchase another STR if a 1031 is the play?

Cashflow is going to be a bit difficult to come by if you are purchasing a (more or less) turnkey property with 20% down. Ofcourse it is possible but you may be chartering in areas where you may not want to keep a property for long...

St. Lucie/ Martin county and the Melbourne area are good markets for entry level investors. But Florida has definitely turned into a mostly appreciation market.

Hey Mia,

My wife and I were in a similar position last year (having an FHA and looking for another primary residence). The easy solution is using a conventional loan with a low down payment. We were able to purchase our new home with a 5% down payment, not jump through any FHA hoops and also receive a seller credit. To us, the conventional primary residence loan was a no brainer. Goodluck!

Welcome to BP. I wouldnt suggest looking for a mentor just yet. The Coastal Florida REIA meets in PSL. You will find a bunch of people here who regularly flip homes.
